The Worthington City Council will consider two items pertaining to the planned ice arena project during its meeting Monday night.
The council is scheduled to consider approval of a construction manager at risk for pre-construction phase services. The Ice Arena Selection Committee has recommended Knutson Construction as the project’s construction manager at risk (CMAR). In the pre-construction phase, Knutson will collaborate with HTG Architects and city staff in defining the final scope of the project and establish the guaranteed maximum price.
Upon acceptance of the pre-construction design and budget phases, the city will authorize Knutson to continue collaboration with the designer and city staff to establish the owner-approved guaranteed maximum price and move on to the construction phase. The fee for the predesign phase is 0.25% of the budgeted $16 million, or $40,000.
Additionally, council members Monday will consider approval of the architectural and engineering schematic design phase of the proposed ice arena.
The proposal by HTG Architects includes the schematic design, design development, construction documents and construction administration phases. The council is being asked to approve only the schematic design phase at this time. While the project description within HTG’s proposal represents the vision of the ice arena, the actual project will be governed by the guaranteed maximum price developed by the city’s construction manager at risk.
HTG’s fee for the schematic design phase is $131,200. Upon acceptance of the initial design phase and budget, the city will enter into an AIA Owner-Architect Agreement with HTG.
